Most agents can quote a listing’s square footage and days on market from memory. Lulu Ledger connects the deals, commissions, expenses, and financial results behind your own business, so those numbers can become just as clear.
Most agents can tell you what they closed, what is pending, and where the next commission may come from. The harder questions are what each deal produced after splits and fees, what it costs to run the business, how much to reserve for taxes, and whether the business is actually profitable.
The information usually exists. It is simply scattered across bank accounts, spreadsheets, receipts, mileage logs, and transaction systems that were never designed to work together.
Agents often do the work weeks or months before they are paid. Commission income changes with splits, caps, referral fees, and transaction costs, while business expenses happen throughout the deal. Most financial tools begin after the money reaches the bank.
Powerful for general business accounting, but deal pipelines, commission splits, brokerage caps, referral fees, and deal-level profitability usually require additional setup and customization.
Flexible and familiar, but every answer depends on consistent data entry, formulas, receipt filing, and ongoing maintenance.
Designed for leads, follow-up, and transactions. They help agents move a deal toward closing, but they generally do not connect the deal to the complete financial picture afterward.
For years, I tracked deals in one place, expenses across multiple accounts, receipts wherever I could save them, and mileage somewhere else. I knew what I closed. Getting a dependable answer to what I actually kept meant pulling the entire business back together.
I didn’t want more accounting complexity or another spreadsheet to maintain. I wanted one system that started with the real estate deal and connected the commission, splits, fees, income, expenses, receipts, and mileage around it.
When I couldn’t find that system, I decided to build it. Over the course of a year, I put thousands of hours into designing, testing, and rebuilding Lulu Ledger around the way solo agents and small teams actually work.
Lulu Ledger was founded by Scott Morreau, a Florida Broker Associate at Real Broker with more than 20 years of real estate experience.
Scott built Lulu Ledger while continuing to work in the business it serves. His experience with listings, buyers, rentals, commissions, referral fees, brokerage splits, business expenses, mileage, and tax-time reporting shaped how the product works.
Lulu Ledger is designed for solo agents and small teams that want clear financial records and useful business visibility without the complexity of traditional accounting software.
Agents don't earn like other businesses. Their books shouldn't pretend they do.
Lulu Ledger is developed and operated by Lulu Labs LLC, a Florida-based software company focused on building practical tools that help real estate professionals understand and manage the business behind their production.
Knowing what you closed isn’t the same as knowing what you kept. Lulu Ledger gives agents a clearer view of the business behind their production, so decisions about spending, taxes, and growth can be based on organized records instead of guesswork.
Know what came in. Know where it went. Know what you kept.
