The Product
What is Lulu Ledger?

Lulu Ledger is bookkeeping and business-management software built around how real estate agents actually work. It brings deals, commissions, income, expenses, receipts, mileage, and business performance together in one place so you can understand not just what you closed, but what you actually kept.

Who is Lulu Ledger for?

Lulu Ledger is built primarily for solo real estate agents and small real estate businesses that want a simpler way to manage the money side of the business. It is designed for agents who want useful financial visibility without the complexity of traditional accounting software.

Do I need accounting knowledge to use Lulu Ledger?

No. Lulu Ledger is intentionally designed for people who are not accountants. You do not need to understand journal entries, debits and credits, or accounting terminology to keep your records organized and see how your business is performing.

Is Lulu Ledger a bookkeeping service or a tax-preparation service?

No. Lulu Ledger is software. It helps you organize your business records, track deals and commissions, review income and expenses, store receipts, log mileage, and create reports. It does not replace a CPA, tax professional, or professional bookkeeping advice when you need it.

How is Lulu Ledger different from traditional accounting software?

Traditional accounting software usually starts with transactions after money moves through the bank. Lulu Ledger starts with the real estate business itself — the deal, commission, splits, fees, expenses, receipts, and mileage — and connects that activity to your financial records.

The goal is to give agents a clearer picture of what each deal produced and what the business actually kept. See the full comparison →

What can I track in Lulu Ledger?

Lulu Ledger brings together the core financial records of a real estate business, including:

  • Deals and commissions
  • Business income
  • Business expenses
  • Bank and credit-card transactions
  • Receipts
  • Business mileage
  • Profit & Loss reporting
  • Business performance and insights
Does Lulu Ledger file my taxes?

No. Lulu Ledger helps organize the financial information you and your tax professional may need, but it does not file your tax return or provide tax advice.

Deals, Receipts & Mileage
How does deal and commission tracking work?

You can track a deal from your pipeline through closing and keep the financial details connected to it, including commission information, splits, fees, and deal-related costs. This helps you understand what a transaction actually produced rather than looking only at the sale price or gross commission.

Does Lulu Ledger track receipts?

Yes. You can take a photo of a receipt or upload a file and keep it in Lulu Ledger until it is matched to the appropriate expense transaction.

Does Lulu Ledger track business mileage?

Yes. You can log business trips throughout the year, and Lulu Ledger calculates the applicable mileage amount based on the trip date.

Why might my Profit & Loss income be different from my closed-deal commissions?

They measure different records.

Profit & Loss income is based on income transactions recorded in Lulu Ledger. Deal and commission reporting is based on your deal records and closing information. Because the records and dates are different, the totals may not always match.

Bank Connections & Security
Can Lulu Ledger connect to my bank and credit cards?

Yes. Lulu Ledger connects eligible bank and credit-card accounts through Plaid using a secure, read-only connection. New posted transactions can flow into Lulu Ledger for review and categorization.

Can Lulu Ledger move or transfer money?

No. Lulu Ledger's financial connections are read-only. Lulu Ledger cannot initiate transfers, withdraw money, pay bills, or move funds between your accounts.

Does Lulu Ledger store my bank password?

No. Bank connections are handled through Plaid. Lulu Ledger does not store your online-banking password.

Is Lulu Ledger secure?

Lulu Ledger uses secure, read-only bank connections through Plaid, protects sign-in with multi-factor authentication, and is designed so Lulu Ledger cannot move money from your financial accounts. Personal and financial data is not sold.

For more information, see the Lulu Ledger Security page.

Getting Started & Your Data
How long does it take to get started?

Most users should be able to complete the basic setup in about 10 minutes. You can add your business details, connect accounts, and begin reviewing your transactions. Historical data can be imported separately if you want a fuller year-to-date picture. See how it works →

Can I import records I already have?

Yes. Lulu Ledger supports CSV imports for historical income, expenses, and closed deals. Downloadable templates show the expected format, and Lulu Ledger previews the import before records are saved so you can review possible duplicates or problem rows.

Can I export my information for my accountant or tax professional?

Yes. You can create a Profit & Loss report and export it as a PDF or CSV. You can also export detailed Income, Expenses, Deals, and Mileage records as CSV files.

Pricing & Billing
Is there a free trial?

Yes. Lulu Ledger includes a trial of the complete product. Start your 14-day free trial with a payment method. You won’t be charged until the trial ends. Cancel before the end of the trial to avoid a charge. After your first subscription payment, you have 30 days to request a refund under the Lulu Ledger Refunds & Cancellation Policy.

What happens after the free trial?

Your subscription begins automatically when the 14-day trial ends, and your payment method is charged on the displayed trial-end date. Cancel before that date to avoid the charge. If you do continue, your first subscription payment is covered by a 30-day money-back guarantee under the Lulu Ledger Refunds & Cancellation Policy.

How much does Lulu Ledger cost?

Founder pricing is:

  • $19.99 per month
  • $199 per year

Both options include the same complete product. Annual billing is the better value.

Founder pricing is available to the first 300 qualifying customers whose first subscription payment is successfully processed, and remains in place while the subscription stays continuously active. Starting a trial or scheduling a subscription does not reserve Founder pricing. See pricing →

Can I cancel my subscription?

Yes. You can cancel renewal from Settings → Billing so the subscription does not renew for another billing period. You keep access through the end of your current trial or paid period, and canceling does not create a prorated refund for unused time. See the current Refunds & Cancellations policy for complete terms.

What happens to my information if I cancel?

Export any records you need before your trial or paid access ends — once it does, normal product use, new bank imports, reports, and exports become unavailable, though you can still sign in to manage billing, reactivate, or request deletion. Lulu Ledger generally retains eligible account data for 90 days after access ends so you can reactivate without starting over. See the Refunds & Cancellations policy for complete terms.
